Wynajem i rachunki

Renting in Poland, in the words the contract will actually use.

  1. czynsz

    noun · masculine

    EN
    rent; service charge
    RU
    квартплата, аренда

Czynsz płatny do dziesiątego każdego miesiąca.

Rent payable by the tenth of each month.

Careful: in a block it often means the charge to the building's cooperative, separate from what you pay the landlord. Contracts distinguish czynsz najmu from czynsz administracyjny.

  2. kaucja

    noun · feminine

    EN
    deposit
    RU
    залог, депозит

    Kaucja to równowartość jednego czynszu.

The deposit is one month's rent.

Also bail, in the legal sense. Zwrot kaucji — getting it back — is the phrase to have ready at the end of a tenancy.

  3. licznik

    noun · masculine

    EN
    meter (electricity, water)
    RU
    счётчик

    Trzeba spisać stan licznika.

We need to take a meter reading.

From liczyć, to count. Spisać stan licznika is the fixed phrase for taking a reading, and it happens at every handover.

  4. wspólnota

    noun · feminine

    EN
    the residents' association
    RU
    товарищество собственников

    Wspólnota podniosła opłaty.

The residents' association has raised the charges.

The body that runs a block of flats and sets the service charge. Spółdzielnia is the older cooperative form of the same idea.

  5. umowa najmu

    noun · feminine + phrase

    EN
    tenancy agreement
    RU
    договор аренды

    Podpisaliśmy umowę najmu na rok.

    We signed a one-year tenancy.

Najem is renting from the tenant's side; wynajem is letting from the landlord's. The contract uses both and they are not interchangeable.

  6. wypowiedzenie

    noun · neuter

    EN
notice (to quit or to terminate)
    RU
    уведомление о расторжении

    Okres wypowiedzenia wynosi miesiąc.

The notice period is one month.

From wypowiedzieć, to say out. The same noun ends a tenancy and a job, and okres wypowiedzenia is the notice period in both.

  7. opłaty

    noun · plural

    EN
    charges, bills
    RU
    платежи, коммунальные

Czynsz plus opłaty to dwa i pół tysiąca.

Rent plus bills comes to two and a half thousand.

The catch-all in every listing. Plus opłaty is the phrase that decides whether an advertised price is real.

  8. umeblowane

    adjective · neuter

    EN
    furnished
    RU
    меблированная

    Mieszkanie w pełni umeblowane.

    Fully furnished flat.

From mebel, a piece of furniture. Do zamieszkania od zaraz — ready to move into now — is the other phrase every listing uses.

  9. zaliczka

    noun · feminine

    EN
    advance payment, prepayment
    RU
    аванс, предоплата

Zaliczka na ogrzewanie rozliczana raz w roku.

The heating prepayment is reconciled once a year.

Distinct from kaucja: a zaliczka is paid towards a cost and later settled up; a kaucja is held and returned. Bills for heating usually work this way.

  10. najemca

    noun · masculine

    EN
    tenant
    RU
    наниматель, арендатор

    Najemca odpowiada za drobne naprawy.

The tenant is responsible for minor repairs.

The tenant. The landlord is the wynajmujący — which looks like it ought to mean the renter and does not: the -ący ending belongs to the one doing the letting.
